Our mission is to remain committed to providing affordable, high-quality courses, instructional materials, and student services that are easy for students to access and use.
We offer pre-licensing and continuing education courses for mortgage and continuing education for real estate students. We take great pride in offering practical and
useful education and the latest information to new and existing Mortgage and Real Estate professionals.
For almost 15 years, we have been dedicated to adapting to the needs of the fast-paced, time-constrained real estate and mortgage professionals by committing to the ongoing
development and delivery of courses. Our staff of instructors are true educators with a natural gift for sharing the wealth of information they have gathered in their
experience in the Texas Mortgage and Real Estate arena.
Alliance's goal is to provide courses that prepare students for careers in the areas of real estate and mortgage lending by enabling students to pass state and national

Jerry
Rutledge, DREI, CREI, CMC
President, Author, Instructor
Jerry Rutledge has been involved in education, mortgage finance, and development for more than 40 years.
He is a licensed Residential Mortgage Loan Originator (RMLO) under the Nationwide Mortgage Licensing System (NMLS).
He was a Mortgage Broker licensed by the Texas Department of Savings and Mortgage Lending (SMLD). Jerry also holds a Real
Estate Broker license issued by the Texas Real Estate Commission (TREC).
Jerry earned the esteemed “Certified Mortgage Consultant” (CMC) designation from the National Association of
Mortgage Brokers (NAMB). He has also been awarded the International Real Estate Educators Association
“Distinguished Real Estate Instructor” (DREI) designation and the Texas Real Estate Teachers Association
“Certified Real Estate Instructor” (CREI) designation.
Jerry is a recognized national guest speaker on the topics of Mortgage Market Update and Legislation, Compliance,
Ethics and Fraud. Jerry serves on the Texas Association of Mortgage Brokers (TAMB) Board of Directors and has served
on the Texas Association of Realtors, CID, Board of Governors.
Rachel Cahill (formerly McNamara)
Vice President, Author, Instructor, and Consultant
Rachel joined Alliance Academy in 2004 and is the author and primary instructor of the training classes for the school. She also
oversees the marketing, website, and Online Course Development.
Rachel is a licensed Residential Mortgage Loan Originator (RMLO) under the Nationwide Mortgage Licensing System (NMLS) and was
previously licensed a Mortgage Broker by the Texas Department of Savings and Mortgage Lending (SMLD). She was the Director of
Compliance for a large Texas Mortgage Bank and was the owner of the first professional contract processing
firm in Texas and after selling the company, she moved into full time instruction with the school.
She is an SMLD and TREC Approved Instructor and a memeber of the Texas Association of Real Estate Educators.
As the Senior Consultant for Alliance Academy Consulting Services, Rachel brings extensive experience in compliance
plan development, implementation, pre-audit compliance inspections, and post-audit resolution. She also provides
brokerage efficiency evaluations and loan origination software set-up.
Rachel has served as a guest speaker for organizations around Texas in the areas of compliance, audit preparation, legislative updates,
loan efficiency, and loan origination.
